A note from Justin Liva

We Buy Houses In New Jersey. I buy houses as they are, and I'll tell you honestly if another route would pay you more.

I was in the market to sell my dads home after he passed away. It was outdated, needed lots of work and Justin and the team at Mojo House Buyers help remove a headache off my hands during a time I really needed some relief. I can’t thank them enough. 5 Stars

Dear neighbor,

My name is Justin Liva, and Mojo House Buyers is my company. For decades, my family has been in commercial real estate, and I helped manage the family's properties. My own investing began in 2007.

Most of the houses I buy need real work. Some were inherited by people who never wanted them. Some are packed with a lifetime of belongings. I'll buy a house in any condition, including fire-damaged and unlivable ones. I buy condos too, and I buy with tenants still living there. You don't have to repair anything or haul anything to the curb before I make you an offer.

Here's the whole process in plain terms. You tell me about the property, I study the numbers, and I send you an offer that costs nothing and commits you to nothing. If you say yes, we close on the date that suits you.

One more thing, and I say it to everyone. If your house is in good shape and you can wait a few months, an agent will usually get you a higher price than I will. I'd rather you hear that from me now than figure it out later.

Here's how it works

Three steps, and you decide at every one.

  1. Tell me about the house

Use the form or give me a call. A rough description is plenty: the address, what shape it's in, and when you'd like to be finished.

  2. Get my offer

I look at what the house needs and what similar homes nearby have sold for, then put a real number in front of you. There's no fee and no obligation.

  3. Close on your schedule

You pick the date. Take what matters to you and leave the rest; the cleanout is mine to handle after the sale.

Where I buy

Where I buy in New Jersey

I buy houses across New Jersey. Pick a county to see the towns that have their own pages, and if yours isn't listed, send the address anyway, because I buy there too.

Straight talk

Is selling to me right for you?

Here's advice I give every seller, even though it works against me. If top dollar is the goal, listing with a good agent and giving it a few months is generally the way to get it.

The people who call me tend to want it done sooner than a listing allows, or they don't want to deal with showings, repairs and strangers walking through the house. That's where I fit.

I rarely buy houses that are already in great shape, and I generally don't chase homes that are listed on the MLS. In both cases the price is usually too close to full value to leave room for a project.

About that Zestimate

Zillow has never been inside your house

A lot of sellers come to me with a Zestimate in mind. I understand why; it's a number with a big brand behind it.

So I ask a simple question: when was the last time Zillow walked through your house? Every seller tells me never. It can't see whether your kitchen was last updated in the 1950s or the 2020s, and it doesn't know about the roof leak or the basement that floods. My offer is built on the actual house in front of me.

Why I built Appraize.ai

I used to spend hours analyzing deals, only to learn at the end that they didn't work. That's a lot of time poured into houses that were never going to pencil out.

I built Appraize.ai so I could get a quick first read on a property and know early whether it's worth a deeper look. It speeds up my homework, and it means I can get back to you with a considered answer instead of a guess.

In their words

In sellers' own words

Mojo House Buyers were professional and considerate. Justin answered every single question I had with patience. I highly recommend Justin and his team for anyone looking to sell their house fast and hassle free

Questions I hear a lot

Before you call

More answers on the FAQ page

What does it cost to get an offer from you?

Nothing. Asking for a number is free, and you're under no obligation to accept it.

What condition does the house need to be in?

Any condition works, fire-damaged and unlivable houses included. Skip the repairs and the painting, and leave whatever you don't want; I clear it out after closing.

When would we close?

On a date you choose. I work around your plans, and I won't rush you into anything.
